Cap Cana Is Still Being Built — What That Means for an Owner at Andara
People search for Punta Cana and Cap Cana as though both were finished places you could simply move into. Neither is finished, and that is the honest starting point for anyone buying here: Cap Cana is a master plan that keeps releasing and building parcels, and Andara is one of those parcels, scheduled to hand over in Q4 2028. This page is our account of the timeline you are actually buying into — what arrives when, what is still open, and which parts of it are ours to promise.
Two clocks are running at once, and only one of them is ours
A buyer looking at Cap Cana is watching two schedules at the same time, and they are easy to confuse. The first is the community's own build-out: a master plan is drawn once and then realised parcel by parcel over many years, so the land you drive past on a visit is a mix of finished streets, active construction and ground that has not been started. The second clock is the individual project's — ours runs to a scheduled delivery in Q4 2028 for all 175 residences at Andara.
Confusing the two is where disappointment comes from. A community that is visibly operating today does not mean the specific residence you are buying is close to ready, and a parcel that looks empty today does not mean it will stay that way. We can be precise about our own clock and we are; about the community's, we can only tell you how it works and point you at the people who publish it. Everything below separates those two things deliberately, because a developer that blurs them is telling you something it cannot know.
What switches on at Andara the day we hand over
Our amenity scope is part of the same delivery as the residences rather than something that follows on afterwards. Scheduled with the building are seven pools, crowned by an adults-only rooftop infinity pool with ocean views and including six waterfall pools; a fitness centre and yoga lounge; coworking spaces; a golf simulator; pickleball courts; a children's play area and an event room; and a grand lobby with five-star reception. The site itself has frontage on the Las Iguanas Golf Course, a Jack Nicklaus design.
We set it out as a list because the question worth asking of any pre-construction purchase is not what the amenities are but when each of them exists. Ask for the scope in writing, ask which items are inside the same delivery as the homes, and ask what happens to anything that is not. That is a fair question to put to us and to anyone else, and a developer who cannot answer it in a document has not really answered it.

What is still unspoken for at this point in the release
A build-out timeline is also a sell-down timeline, and the two move together. Of the 175 residences at Andara, 55 are still available as this page is written, with prices from $280,600. The remaining choice is not spread evenly across the plan — the scarcer a type is to begin with, the earlier it goes, and the duplex homes are far fewer than the mid-rise apartments.
The three residence types below are the whole of what we build, and they share one measuring basis: floor areas are quoted as total constructed area, running from 926 sq ft at the smallest to 2,912 sq ft at the largest. Because what is left moves with the market rather than with anything we control, treat the availability number as a snapshot and ask us for the current one before you rely on it.
| Residence type | Bedrooms | What comes with it |
|---|---|---|
| Mid-rise residences | One, two or three | A terrace on every home, and a private pool on several of the two-bedroom layouts. |
| Penthouses | Two or three | Duplex layouts with a terrace and a private pool. |
| Golf townhomes | Two or three | Duplex layouts on the fairway edge, each with a private garden and pool. |
What we decide, and what the master plan decides
Here is the boundary drawn plainly. Our delivery date, our architecture, our amenity scope and our landscaping are ours, and we will put all of it in writing. What gets built on the parcels around us, in what order, and to whose design is decided by the master plan and by other owners inside it — not by us. So we do not forecast the neighbours, and we would be sceptical of any developer in Cap Cana who does.
There is one exception worth understanding, because it is the most durable thing about a site plan. An edge that faces a golf course is an edge that stays open: fairways are not parcels waiting to be released. Andara has frontage on the Las Iguanas course, which is why we can talk about that side of the property with a confidence we cannot extend to the others. When you look at any plot here, ask which of its edges are golf, water or road and which are simply land — that single question tells you more about the view in ten years than any rendering does.
Buying while it is drawings, or buying once it is a building
Both are legitimate and they are not the same purchase. Buying now, while 55 of the 175 residences remain, means choosing your type, your floor and your outlook while there is still a choice to make — and accepting that what you are judging is a plan, a specification and our record rather than a room you have stood in. Buying at the end of a build-out means walking the finished corridors and seeing the light at four in the afternoon, from whatever is left.
The trade is choice against certainty, and which side of it suits you is a matter of temperament as much as arithmetic. Our own projected net return for an owner is an 11-15% range; it is a projection made by us, not a guarantee, and the assumptions behind it are worth asking to see before it carries weight in your decision. What the stage of the build genuinely changes is the selection in front of you, not the quality of the finished home.
How to hold a delivery date to account
A date on a brochure is a claim, and claims are checkable. Ask for the delivery date to appear in the purchase contract rather than only in the sales material, and ask what the contract says if it moves. Ask for the construction programme and for the milestones the project is measured against. Ask what the site looks like today and go and stand on it — a parcel under construction is a public fact, not a rendering.
Then look past the project at the company behind it. Onix Living has delivered more than 750 homes across its Caribbean projects and has roughly 1,960 residences delivered, under construction or in pre-sale, which is the kind of record a buyer can go and verify independently rather than take on trust. We would rather you checked it than believed it, and we would give any other developer here the same test.
Common questions
- What does a Q4 2028 delivery date actually commit you to?
- It is the scheduled hand-over for all 175 residences at Andara, and it is the figure we plan and build against. What turns a schedule into an obligation is the purchase contract, so ask for the date to be written into it and ask what the document says if the date moves. A developer quoting a quarter and a year without also showing you where that appears contractually is quoting an intention.
- Will the amenities be finished when the residences are handed over?
- Our amenity scope — the seven pools, the fitness centre and yoga lounge, the coworking spaces, the golf simulator, the pickleball courts, the children's play area and event room and the lobby — is planned as part of the same delivery as the homes rather than as a later stage. Ask us for that scope in writing, and put the same question to any pre-construction project you are comparing, because the answer varies and it is rarely volunteered.
- How many residences are left, and does the choice narrow over time?
- 55 of the 175 are available as this page is written, from $280,600. Availability only moves in one direction and it does not empty evenly: the duplex penthouses and the golf townhomes are far fewer than the mid-rise apartments, so those types thin out first. Treat any number on a web page as a snapshot and ask us for the live position before you build a decision on it.
- Is there anything to visit before the building exists?
- Yes, three things, and they are the ones worth your time. The parcel itself, which you can stand on and see the golf frontage from; the surrounding community, which is operating today and shows you how the roads, lighting and landscaping of a finished part of the master plan are run; and the developer's completed buildings elsewhere, of which there are more than 750 homes across Caribbean projects. Between them they tell you more than any drawing can.
